Standard Inclusions

Site Works
  • Connection to existing dwelling's supply lines & services: Sewer, Water and Electrical Power
  • Excavation for all services. Note: $160 per linear meter if granny flat is more than 10 mtrs to main dwelling (extremely rare)
  • 400mm of cut and 400 mm of fill.
  • Note: We will endeavour to reuse excavated soil as Fill but may need to discard some soil and excavated material to your Local Tip at additional cost to you.
  • Structure's siting surveyed & pegged prior to Construction Commencing
Warranty & Insurance
  • NSW Builder’s Home-Owner 7 Year Warranty.
  • All Materials Guaranteed and Insured against damage & theft

  • Granny Flat built in accordance with the Building Code of Australia
  • Reinforced Concrete Raft Slab (Many competitors only offer cheap Foam-Filled ‘Waffle Pods’)
  • Engineered & laser-cut Wall Frames & Trusses
  • 485 mm Eaves to Hip Roof (Most Competitors only offer 300mm or 450mm eaves to hip roof)
  • 300mm Eaves to Simple-Gable Roof (Gutter sides).
  • 450 mm Eaves to Skillion & Double-Skillion Roof (Gutters side only)
  • 2.44m Ceiling Height (2.6m & 2.7m Optional)
